Completing the ​Application and Application Fees: Please complete the application in its entirety. Missing information could hold up the processing of your application and possibly cause you to be passed over in the application process. Anyone over the age of 18 must complete a separate application. An application fee must be paid with all applications.

Cost for application: $50 for each applicant over 18 years of age. As well as additional $25 administrative fee per application group. This must be paid online through our application portal.

Application fees are non-refundable. Applicants should have a minimum of a 600 credit score as well as a maximum 40% debt to income ratio. In addition, income must be no less than two and a half times the rent. No judgments, collections, liens, bankruptcies or prior evictions. Some exceptions may be made upon the decision of the property owner but are not guaranteed. All applicants must qualify for rental on their own unless they are a legal dependent of a party to the lease.

PETSCREENING IS A PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS.

To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require everyone to complete a pet profile, a “no pet” profile, or request an accommodation for an assistance animal. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. Lease: If your application is accepted, arrangements will need to be made immediately for you to sign a lease and turn in your security deposit and first month’s rent. Until this is done, the property will remain active on the market and we will continue to try to procure a tenant for the property.

First Month's Rent & Fees: First month’s rent is due on the day the lease is signed via certified funds or money order payable to Abrams Realty. Cash and personal checks will not be accepted. After the first rent payment is made, all other payments are to be made via ACH direct debit in the tenant portal.

Please fill out the application with copies of your Government issued ID as well as an additional form of identification and two months of income verification. If Military please submit Military Orders and two months Military LES’s.

The Abrams Realty Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, the applicant agrees to be enrolled and to pay the applicable cost of $35 a month, payable with rent. Your RBP may include, subject to property mechanicals or other limitations: HVAC air filter delivery directly to your door approximately every 60 days. All applications are on a first come first serve basis and will be in competition in accordance with the current market conditions. Applications are not considered complete until all required documentation and application questions are answered.

We do not hold a rental for any reason unless a security deposit and first month’s rent have been turned in and the lease has been signed.
